Building your own home is a time and energy intensive endeavor.
The truth is that homes require an incredible amount of time and attention. There are hundreds, if not thousands, of decisions to be made when building your own home. Here are some basic considerations to think about before you take on this labor of love yourself.
1. PICK A SITE
Select the site for your new house based on a desired location and its surrounding areas. Evaluate the size of the site, if it’s in a walkable area or a suburb, proximity to schools and your workplace, safety, and if the location is vulnerable to flooding or other extreme natural events.
2. DETERMINE YOUR BUDGET
Once you have chosen a site, determine how much you are willing to spend on the building and design of the project. We suggest prioritizing essentials and deciding what is non-negotiable and what is a luxury or a splurge. Costs can easily add up when building a house, so it’s important to have a clear idea of your budget. Whatever your budget, assume 30% more.
3. CHOOSE A LICENSED ARCHITECT
Choose a certified architect and interior designer you want to work with to design your new home. Building a home is a very intimate and emotional experience. Make sure your designers understand you and are willing to facilitate building your dream home. Your home should be a reflection of YOU, not the designers.
Interview different professionals do your research, but most importantly, make sure you have great chemistry with your designers. You will be working very closely with them for many years to make your home a reality. Make sure you like them, and they like you. 4. DEFINE THE ARCHITECTURAL STYLE
Work with your chosen architect to define your preferred architectural style; whether traditional, tropical, contemporary, classic, modern, or a mixture of these…your architect will guide you to bring your dream home to life. Good communication and transparency is essential during this process. Make sure you feel comfortable speaking your mind. This is your dream home, you have to love it!
5. SELECT A RESPONSIBLE GENERAL CONTRACTOR
Before you begin building your house, selecting a general contractor is probably the most important decision you will make. This decision will determine whether your project is finished on time and on budget. Research and word of mouth here is imperative. Ask around and make sure your contractor is reliable, has substantial bonding capacity and is responsive. Picking the right general contractor will make the building process smoother.
6. MAKE DECISIONS & STICK TO THEM
You know what slows down a construction the most? Indecision and changes. Try to make as many decisions with your architect and interior designer before you even begin to build your home. All decisions have a ripple effect, so the more defined and clear you can be before you begin building, the better. Having decisions made up front will save you money and time and you’ll avoid change orders and delays.
